Why Pools Fail in Florida

Building a pool in Southwest Florida is a geotechnical challenge. Without proper engineering, the vessel and the enclosure are vulnerable to specific failure modes.

Hydrostatic Uplift (“Pool Popping”): The high water table creates upward pressure on the empty shell. If the pool is drained without opening a hydrostatic relief valve, it can float out of the ground like a boat, cracking the shell.

Deck Settlement: Florida’s sandy soil requires specific compaction. Using “dirt” backfill instead of self-compacting gravel leads to the deck settling and separating from the coping.

Wind Damage: Screen enclosures (cages) act as giant sails. Under-engineered cages fail at the connection points during hurricanes, often taking part of the roof or deck with them.

A Proven Process

The Pool Construction Process

Our step-by-step process is designed to remove the guesswork, reduce stress, and maximize returns — giving you peace of mind at every stage.

01

Excavation & Forming

We dig the pool to the engineered shape and install steel rebar to form the structural cage of the shell.

02

Shotcrete Application

We pneumatically apply concrete (shotcrete) to create a watertight, monolithic shell that exceeds 4,000 PSI strength.

03

Plumbing & Electrical

We install high-efficiency pumps, filters, and lighting, pressure-testing all lines before the deck is poured.

04

Deck & Coping

We install the pool deck over a properly compacted gravel base to prevent shifting.

05

Interior Finish

We apply a durable pebble or quartz interior finish that is smoother and longer-lasting than traditional marcite.

06

Screen Enclosure

We install the custom aluminum cage, anchored directly to the structural slab.

Pool Construction Projects

Engineering-Led Pool Building

Hydrostatic Relief Valves

We install these safety valves in every pool to prevent shell floating during maintenance.

Gravel Backfill

We use crushed stone backfill that drains water efficiently and does not settle, preventing "hollow deck" syndrome.

Wind Load Engineering

Our screen enclosures are engineered to meet the latest Florida Building Code wind speeds (up to 170 mph in coastal zones).

Stainless Fasteners

We use marine-grade stainless steel screws for all cage connections to prevent rust and failure during storms.

Thank You Alex! After the roofer neglected to pull permits and walked off with $50,000.00 you agreed to finish the project. Most of the work that was done had to be redone. Then there were the times you personally went downtown to Bldg & Zoning to straighten out prior snafu’s.Thank You & Good Luck in all your future endeavors.

I had water damage in my house from Hurricanes Helene and Milton. Raising my house was out of the question, so I decided to look at flood barriers. I did a websearch and identified 3 possible choices. Damn Easy showed demos on installation and testing. The placement and set up of barriers definitely looked like something I could handle by myself. I did not want to do the concrete work and post installations and asked Damn Easy for help. Damn Easy sent me the name of a local contractor (Take Off Construction Management) that could do the installation. Take Off contacted me and set up an appointment. The gentlemen knew the product well and we decided on 4 locations. Before I signed the contract, I checked 3 references. Each reference gave me very positive feedback. I signed the contract and the project was a go.
The construction crew came, in the rain mind you, and built the frames for the concrete work. They were very professional and returned the next day to pour the concrete. The barriers were ordered and delivered to my home. Take Off secured the shipment and returned in a few days to complete the installation. The barriers installation was completed in one one day. The members of the construction crew showed me how to install the barriers and posts, remove and store the barriers, show how to care for the seals, etc. I am so pleased with Take Off Construction Management and it’s employees. The whole project took about 2.5 weeks.

I hired Take Off Construction to finish the construction of a 10′ X 20′ enclosed porch that replaced a screen room destroyed by hurricane Ian. They replaced a contractor that was not adhering to FL building code and had made many mistakes. Take Off Const. took the room down to the studs and rebuilt it properly. Scheduled work was done promptly and professionally. Their work passed all Lee Co. inspections on the first visit. I highly recommend them.

Frequently Asked Questions

Pool Construction and Outdoor Living

Why is a "Pool Fence" or "Baby Barrier" mandatory for my new pool?

The Florida Building Code mandates rigorous safety layers to prevent accidental drowning. Every new residential pool must be protected by a compliant barrier. This can be a specialized mesh pool fence, a compliant screen enclosure, or alarms on all doors and windows leading to the pool deck. We prioritize safety and will integrate these required barriers into your initial design and budget to ensure full code compliance.

Standard Marcite is a smooth, white plaster finish. While traditional, it is softer and more susceptible to chemical erosion over time. Aggregate finishes (like PebbleTec) embed small stones or glass beads into the cement. This creates a surface that is significantly more durable, stain-resistant, and chemically inert. In the harsh Florida sun, aggregate finishes offer superior longevity and can create stunning visual effects, mimicking natural riverbeds or deep lagoons.

Yes, but it requires specialized engineering. Excavating near a seawall imposes “surcharge loads” on the wall, which can cause it to bow or fail. To prevent this, we often install helical piles beneath the pool shell to transfer the load deep into the soil rather than against the seawall. We handle the setback variances and structural engineering to ensure your pool is stable without compromising your waterfront infrastructure.

A Sun Shelf is a shallow platform within the pool, typically 6–12 inches deep. It is designed for placing lounge chairs directly in the water or providing a safe play area for small children and pets. It has become a standard feature in modern Florida pool design. We can enhance this area with bubbler fountains or umbrella sleeves to create a resort-style experience.

Southwest Florida’s soil is constantly settling. Poured concrete decks are rigid and prone to unsightly cracking as the ground shifts. Pavers are a flexible system; if the ground settles, pavers can be lifted, the base re-compacted, and the pavers re-laid seamlessly. This “zipper-ability” also allows for easy access to underground plumbing for future repairs without cutting and patching concrete, preserving the aesthetics of your deck.

A “Picuzi” is a compact, hybrid concept that blends the relaxation of a hot tub with the footprint of a small plunge pool. It is an ideal solution for smaller lanais or courtyards where space is at a premium. It offers jets and heating for therapy but is large enough to cool off in. It is an efficient, trendy option that reduces maintenance costs and water usage while maximizing lifestyle value.

While not structurally mandatory, a screen enclosure is virtually essential in our region to combat mosquitoes, “no-see-ums,” and falling debris like pine needles. It creates a comfortable, bug-free outdoor living room. We offer modern “Picture Window” designs that use massive spans of screen to eliminate vertical beams, preserving your view of the canal or golf course while providing maximum protection.

A realistic timeline is 3 to 5 months from contract to “swim.” The actual construction phases (excavation, steel, shotcrete, finish) are efficient, often taking 8-10 weeks. However, the permitting process in Lee County and municipal inspection scheduling can introduce variables. We assign a project manager to actively track your permit and utilize private inspections where feasible to minimize administrative downtime.

Modern pools can be fully automated via your smartphone. We partner with top brands like Pentair and Hayward to allow you to control filtration cycles, heat your spa before you arrive home, manage salt chlorination levels, and adjust LED lighting colors from anywhere. This not only adds convenience but optimizes energy efficiency by running pumps only when necessary.

Pool construction involves heavy machinery that will inevitably disrupt your yard. Our contract typically includes the “hardscape” perimeter (e.g., 4 feet of pavers around the pool). While we perform a rough grade of the site upon completion, sod replacement and irrigation repair are typically handled by landscaping specialists. We can connect you with trusted partners to restore your greenery immediately after our crews demobilize.
